Moving to a new apartment or city is exciting. To assist you on y our journey we have created a list of steps to take.
The following tips will expedite the search and provide clarity in the qualification process.
Starting the Search Process
- What size apartment do you need and the number of bathrooms required?
- Identify and select your preferred neighborhoods
- Select type of property you desire: Walk-Up, Elevator Building or Doorman/Concierge
- Decide on which building amenities if any are a priority on your list: Elevator, Laundry, health club etc.
- Decide on which apartment amenities if any are a priority on your list: Washer/Dryer, Dishwasher etc.
- Do you have pets or do you plan to get any in the future?
- Decide on what price apartment you can comfortably afford and qualify for on your own or with a guarantor
- What is your desired move in date? Is it flexible?
- Do you have all the paperwork required to qualify and submit the application?
Generally New York City Landlord Require the following information from renters:
Applicant Guidelines
- Renters are generally required to show annual income of 40X to 45X the rent
- Completed application from all of the applicants and all application fees and/or credit check fees
- Some landlords may require a deposit to take the apartment off the market
- Government issued I.D such as a copy of a Driver’s License or Passport
- Employment Letter on company letterhead stating position, salary and length of employment
- Copies of most recent pay stubs
- Tax returns and W-2 from the past 2 to 3 years
- 3 recent bank statements
- All required documents must be provided to landlord within 24 to 48 hours after an application has been submitted
- Letter from current landlord preferably on company letter head stating your lease term, rent amount and payment history to landlord
- All submitted payments should be in Certified Bank checks
- If self-employed a letter from a CPA is required on company letterhead establishing your ownership of the company, length of time of company’s existence, estimated salary for present year, salary of previous two years.
- If you have a pet a pet fee may apply
